Tenant Representation is Professional Agency for Commercial Tenants – the “Users” of Commercial Space, whether secured through lease or purchase.

CREG only represents “users” of commercial space, NOT Commercial Building Owners, NOT Professional Landlords, and NOT Institutions such as REITs in listing their space for lease =
We Do Not Engage in “Dual Agency.”
This means, structurally, we will not represent two sides of the same transaction (an all too common occurrence) thereby avoiding conflicts of interest in representation. This enables us to maximum your market leverage in seeking space appropriate for your operations.

In our services to the “users” of space, we assist in all aspects of acquiring, modifying and disposing of space. Disposition might include subleasing or selling the space, and this is the only time CREG would represent space (we would recuse ourselves from representing someone who may be interested in the space to avoid any conflict of interest).

The barriers to acquiring a Real Estate license are low - and a license allows both commercial and residential work even though these are vastly different disciplines. Commercial leases and purchase documents are usually NOT form documents and must be negotiated in coordination with the input of other professionals (possibly including attorneys, architects, contractors, telecommunications providers, and other specialists).

Q. What are your fees for representing me - will this cost a lot? top of page
Typically we don’t charge our clients anything. This is borne out of the rules governing real estate transactions. Before a property owner lists real property for lease or sale through a listing broker, this listing arrangement must be in writing and must state the compensation for a legal transaction – usually expressed as a percentage of the total transaction proceeds to the owner. Such compensation typically contemplates the participation of a “cooperating broker” (such as CREG) – the broker that represents the prospective user whether tenant or buyer.
Through this construct, the fee for representation is already covered by the transaction so you should engage your own representative. If you do not, the listing broker enjoys an easy double fee and your interests are left undefended. Professional owners are well protected with the help of their attorneys and their listing brokers. You deserve the same type of support and defense of your interests!
